Job Description
What this job involves - Responsible for the building daily operations, effective daily leadership under the Chief, and administration of the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The Operating Engineer must ensure the highest level of professionalism and mentoring while meeting the clients' needs, and a commitment to achieving the goal of 100% uptime. Responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function.

What your day-to-day will look like:
Perform maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep the site and building systems up to applicable standards as assigned.
Maintains responsibility for facility/site services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency.
Performs Critical Systems rounds and ensures proper operation on them.
Maintenance of the equipment will include cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.
Operating Engineer is the lead on his shift, he/she will be leading a Shift Mechanic. Shifts consist of one Operating Engineer and one Shift Mechanic.
The Operating Engineer is responsible for the LOTO, Hot work, Impairment log, Red Tag, Key Logs for their accuracy and being completed.
Record readings and make adjustments and repairs where necessary, Operating Engineer ensures proper operation of equipment.
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace and mechanical rooms.
Perform periodic checks of tool and instrument inventory.
Monitor the maintenance work performed by outside contractors. Contractors report to Operating Engineer first, then the Operating Engineer point them as needed.
Responsible for the operation of critical systems campus wide; this includes Building Automation System, AHUs,Steam Plant, Chilled Water Plant, Lab Utility system, Fire Protection Systems, Emergency Power Generators, Alternate Fuel Propane system, and many other critical systems to support our research facility operation.
Needs to be aware of what to do when issues arise like leaks, power outages, tenant calls, and fire alarms.
Mentoring/leading onsite mechanics and other operating engineers.
Lead in emergency response.

Work Schedule
1st Shift work others and sometimes extended shift work 12hr days or nights.
Must be available for Call-in work, cover other shifts and perform other duties as required.
Responsible for monitoring incoming work orders and e-mails after hours 5PM-8AM on the weekdays and 24/7 over weekends.
Possibility of staying onsite in emergency situations.

Required Skills and Experience:
High School diploma or GED equivalent, with two years of trades schooling in electrical systems, plumbing, refrigeration and HVAC.
2 to 5 years at commercial or industrial applications in a facilities/engineering operation.
Technical School / classes
Experience with work orders management software, all work orders management is done through a computer (no paperwork).
Working knowledge of computer applications including Word and Excel.
HVAC, Electrical and Plumbing systems for a large facility
Understanding of High voltage switchgear, substations with 35KV, 4160V, 480/277V, 120V.
Experience with Building Automation Systems (BAS).
Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
Problem solving.
Needs to have knowledge of the building systems in an industrial facility also the mechanical and electrical systems of apartment buildings, hotel, residential and commercials building.

Desired or preferred experience and technical skills:
Maximo, E-Work Order or Corrigo experience a plus.
Previous experience working in life sciences environment desired.
2 years' experience as a building operating engineer in a Life Sciences or Medical facility working in a high-pressure steam plant and 1200-ton centrifugal chillers.
Proficient computer skills and experience working with Direct Digital Control systems is desirable.
Operating Engineer's License, DC Steam Engineer 3rd Class or equivalent is strongly preferred.
