POSITION SUMMARY

Responsible for executing maintenance, including diagnosing problems and making repairs in order to maintain the physical condition of the property according to operating and safety standards, and to ensure that service requests and repairs are made in a timely manner.

WHAT YOU'LL DO
    Exercise familiarity with central HVAC building systems and BMS for monitoring these systems. Able to monitor & perform preventive maintenance on these systems.
  • Inspect property and property's mechanical systems daily, to identify maintenance needs.
  • Diagnose and repair problems in areas such as HVAC, electrical, plumbing, major appliances, and emergency systems.
  • Assist with creating and/or organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
  • Assist in the preparation and completion of mechanical preventive maintenance schedules as well as maintaining an inventory of supplies and tools sufficient for providing the appropriate level of service.
  • Maintain company customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow through to ensure issue is resolved.
  • Maintain incident and injury free safety culture by following all JBG SMITH safety policies and procedures and reporting any unsafe behavior or conditions including nonfunctioning equipment. Train and promote safe work practices among on-site staff.
  • Follow and apply all applicable JBG SMITH policies and procedures and ensure compliance as needed with federal, state and local laws, specifically Fair Housing regulations.

WHAT YOU'LL NEED TO SUCCEED (REQUIREMENTS)
  • High school diploma or equivalent.
  • At least 2 years of well-rounded mechanical experience (i.e. electrical, plumbing, HVAC).
  • Valid driver's license and dependable transportation including on-call hours.
  • Certification as a CFC Universal Technician from an US EPA-approved program.
  • Completion of an approved course on mechanical system maintenance for communities with a central plant and, for communities with individual HVAC, completion of an approved course appropriate to that type of equipment.
  • Ability to understand basic knowledge of boilers, chillers, cooling towers, pumps, and related systems.
  • Complete understanding of emergency systems, shutoffs, locations, and sequence of operations.
  • Ability to occasionally operate general office equipment such as, but not limited to, personal computer, tablet, telephone, photocopying machine, and to program fobs or other electronic devices.
  • Ability to regularly and consistently report on time, work assigned schedule and accurately document/verify time worked.
  • Ability to be on-call as required by work schedule. Must be able to respond within 45 minutes from the time the on-call has dispatched.
  • Ability to routinely lift up to 50 pounds (supplies, appliance, etc.).
