Job Description

The Property Manager plays a pivotal role in advancing SOME's mission by assisting individuals in need with empathy and dignity, while also aligning with the organization's goals and safeguarding property value. This role entails overseeing various aspects of the portfolio, encompassing operations, customer service, occupancy, regulatory compliance, resident interactions, and legal proceedings. Proficiency in housing agency regulations is essential, alongside a dedication to fostering community connections.

Moreover, the Property Manager should exhibit collaborative skills, actively engaging with both on-site and off-site team members, engaging in collective decision-making, and harmonizing diverse objectives. Beyond property management responsibilities, this role involves close collaboration with the program management and social services team to ensure comprehensive and coordinated support for residents, nurturing thriving and inclusive communities.

Qualifications:

Required: Bachelor's Degree in a related field (Business Administration, Real Estate, or Public Administration preferable) or equivalent knowledge. 3+ years of related work experience in Property Management. Experience as a manager of affordable housing. Knowledge of LIHTC is a plus!

Required License/Certification: CPM (Certified Property Manager). If the applicant does not have the required certification, he/she is required to take and pass the exam after the first year of employment. Must possess and maintain a vehicle and valid driver's license with an insurable driving record history to obtain and maintain employment. The vehicle should be safe and reliable. (mileage is reimbursed)

Schedule: Monday-Friday 8:00 am-4:30 pm and one (1) late day per week to 7:30 pm

Expected Contributions:

The incumbent must have the demonstrated capacity to work as an active member of a team comprised of on-site and off-site stakeholders, participate in joint decision-making processes, and balance competing objectives. Must understand the OneSite database, and the workflow process, to operate efficiently and accurately. In addition to the Property Management (PM) duties, the Property Manager will collaborate with the program management/social services team relevant to residents' cases to ensure seamless and coordinated wrap-around services, to create healthy communities.

Knowledge, Skills & Abilities:

  • Must be familiar with housing management, budgeting, housing agency regulations, and the Low-Income Housing Tax Credit Program, HUD, Public Housing program/DCHA and comply with Fair Housing laws.
  • Must possess strong organizational and management skills and the demonstrated ability to work as a critical member of a team that is committed to building strong communities.
  • Proficient with Microsoft Word and Excel. Onsite/Yardi proficiency.
  • Excellent verbal and written communication skills. Self-motivated, flexible, and detail-oriented
  • Ability to interact effectively with diverse audiences with tact, professionalism, and courtesy
  • Ability to physically inspect the property in its entirety including walking/climbing stairs, and the ability to withstand all weather conditions.
  • Must respond to 'after hours' emergencies

Reports to: Associate Director, Property Management

Position Designation: This position is designated as Safety Sensitive. You may be subject to drug testing before or during your employment with SOME. In this position, you may be disqualified from employment based on the presence of marijuana in test results, even if you possess a medical card authorizing the use of medical marijuana.

Physical Demands: Must be able to lift to 20 pounds. Requires looking at a computer screen for several hours a day. May be required to sit for long periods.
